INVESTMENT OBJECTIVE AND SUMMARY
BCOM Real Estate Fund, LLC (BREF) is a closed-end real estate fund, investing in development or acquisitions of commercial real estate projects which creates the opportunity for higher returns and an emphasis on union job creation. The fund's geographic focus is properties located in the growing Sunbelt region of the United States. Investments are made directly or with partners in multi-family, office, industrial, retail, or mixed-use projects. The fund targets to-be-built or existing real estate assets and seeks to achieve an overall return of a 14% Internal Rate of Return net of fees, excluding the incentive fee. Full valuation of the fund is on an annual basis with quarterly reports. Risk is managed through diversification, thorough underwriting, and careful research of individual investments and borrowers. No more than 20% of the total fund may be invested in any one asset. Hold periods for individual assets are targeted at three to five years. This fund is closed to new investors.
